Mapri and NOBE to complete Porto Franco’s third building for 7.7 million euros

Porto Franco, the largest real estate development in the Baltics located at the Admiralty basin in Tallinn, has signed a general building contract with Mapri Ehitus and NOBE for the construction of the third building of the development consisting of three floors underground and five floors above the ground. The cost of completing the third office building at Kai street of the Porto Franco development will be 7.65 million euros.

The work will begin immediately and the building will be completed in July next year. The three underground floors and concrete cast framework were already completed at earlier stages of the project.

Rauno Teder, Chairman of the Management Board of Porto Franco, said in comment that the contract enables to continue the Porto Franco project and to complete the building nearest to Linnahall, with a gross surface area of approximately 11,000 square metres. “By the end of September, the Porto Franco development had reached its projected height, concrete cast work had been completed and approximately 105,900 cubic metres of concrete cast. Such work volumes – unprecedented in Estonia – were carried out by Kontek Int jointly with NOBE. We are pleased that for the completion of the third building, we will start cooperation with another strong construction company Mapri Ehitus and also to continue our cooperation with NOBE,” Teder noted.

According to Tarmo Roos, CEO of Mapri Ehitus, the Tallinn port area is a gateway for city residents and tourists, and it is great that Mapri can contribute to the completion of such a project. “We have teamed up with NOBE on several projects and the joint result has always been very good. This is also the case with the Porto Franco’s third building, which we will hand over to the customer next year,” he added.

Mait Rõõmusaar, Chairman of the Management Board of NOBE, said that working on such a massive development as Porto Franco is very important for NOBE. “We value highly the trust of Porto Franco executives in our competence and capacity. We also included our good partner Mapri Ehitus in the general contract for the third building of Porto Franco as our cooperation with them has always been very efficient and we are confident that the third building will be completed swiftly,” he commented, referring to the fact that in Estonian, nobe means swiftly.

Porto Franco is a unique and sustainable real estate development that opens the center of Tallinn to the sea. Approximately 200 million euros will be invested in the Porto Franco project, and the new multifunctional centrally located complex will have more than 150,000 square metres of floor area. The complex consists of three underground floors with 1,200 parking spaces and commercial rental space, and five aboveground floors for shopping center, office center and hotel.

The unique concept of the development has been created by the architectural bureau Chapman Taylor London. The architects of Porto Franco are Ott Kadarik and Mihkel Tüür from the architectural bureau Kadarik Tüür Architects.

Mapri Ehitus specialises in general contracting and project management, agricultural construction and concrete work. In 2020, the consolidate volume of construction works performed by Mapri Ehitus in Estonia and Latvia totalled nearly 86 million euros, and the projected revenue for 2021 is up to 100 million euros. The company employs 157 professionals in Estonia and Latvia. Nordecon Betoon that operates under the NOBE brand and belongs to the Nordecon Group, specialises in general building contracting and concrete works, providing a full construction service from design to building completion. NOBE specialists build infrastructure buildings, office and production buildings and residential buildings in Estonia, Finland and Sweden. NOBE employs nearly 160 people.
